Camp Park Policy

ot constitute a Landlord/Tenant relationship or agreement.

PAYMENTS:

·  PAYMENT FORMS will be made by credit card and cash through the office.  No PERSONAL CHECKS.   

·  PAYMENTS DUE PRIOR to arrival and can be made through the main office.  

·  MONTHLY RENTAL DUE DATE is on the first day of the month and shall accrue a $50 late fee if not paid by the 3rd day of the month.  Any guests will be in default of the RV Site Services Agreement and shall be subject to legal action provided by Texas law.  

·  RENEWALS of daily and weekly rentals are due 24 hours in advance of the renewal date and shall be paid for the entire length of stay.  The deposit shall be paid in addition to the rental paid where applicable. 

·  DEPOSITS will be Equal to the length of initial stay.

·  DEPOSIT REFUNDS will be refunded to the tenant’s credit card account used as such time the RV has disconnected from all utility services provided by the park and moved their vehicle to the site that is nearest exit to the public roadway, the RV site cleaned to its prior rental condition, and returned any property issued to guest by the park. 

·  DEPOSITS OF EXTENDED STAY (Biweekly/monthly) guests shall pay a deposit equal to one month’s rentaland paid with the first initial rent.  Deposits for rentals will not be pro-rated for a shortened stay.  The deposit will be refunded provided the conditions above for a daily and weekly guest and provided the guest has remained a guest for the rental length of stay. The electricity will be deducted from the deposit. Any overage will be charged to the cardcaccount on file.

CONNECTIONS:

• A sewer hose “donut” or “L” connect is required.  Do not put any wipes or female products or any other objects that could stop up the sewer line.  If these products are found in the line of the park guest causing the sewer to not work, the park guest will be responsible for the cost to remove the stoppage as determined by the plumbing company.
• Electrical Meter be connected at 30 amp or 50amp and must always remain connected to meter until leaving the park.  
• ELECTRICAL METER MUST BE READ BEFORE disconnecting from the park site For extended stay guests.  If you leave the park you will not be refunded any amount.  Clients leaving the park with a balance will be charged the full amount and deposits will be forfeited. 
• Internet services will be provided to the main building.  Any other services requested will need management approval.

CANCELLATIONS:

CANCELLED RESERVATIONS WILL not be refunded after check in as the park has blocked out that time. Reservations cancelled 0-7 days before date check in will receive 25% camp credit and $50 cancellation fee. Camp Credit can be used with your online reservation check in.

RESTRICTIONS – Rv’s and other vehicles:

·  We recommend RVs 15 years or newer.

·  Rv’s must be street legal and in good condition.

·  All original type parts shall be installed and have no broken glass, doors or trim missing.

·  The exterior must be clean and there shall be no stains discoloration of any kind, rust and or missing paint on the vehicle.

·  Decals and lettering shall be in good shape.

·  Window air conditioning units and space heaters are not allowed.  AC and heating systems must be installed and working properly.

·  No foil or non-standard blinds or drapery is not allowed.

·  No tarps or covers will be applied over the body of the vehicle.

·  Two (2) automotive will be allowed per site. (One RV and one vehicle)

·  Vehicles cannot leak oil or fluids.

·  No mechanical work or service work can be performed on the vehicles without management consent.

·  No loud vehicles or without mufflers are permitted in the property.

·  No boats or trailers.  You must use boat RV storage in the rear of property subject to management approval.

·  Parking shall be within your 30X60 space

·  Antennas/satellite dishes must be attached to the RV

RESIDENTS:
Children are to always be supervised by an adult.  At no time will a child be left unattended on a guest’s RV site or on the property.

·  Four people per RV site 2 adults and 2 children. Additional guests will be $5 per day.

SPEED LIMIT:

While driving within the park, please keep your speed to 5 MPH

PETS:

Pets are allowed in the park; however, they are limited to domestic cats and nonaggressive breeds of dogs weighing 45 lbs or less.  Exotic animals are not permitted.

Your pet is your responsibility.  They must be kept secure and under your control.  Dogs MUST BE “on-lead” at all times and when it in not inside your RV except when in the dog park area.  You must pick up your animals’ waste and dispose of it properly in one of the trash receptacles provided in the park area.  Excessive barking will not be tolerated.  If management receives complaints, you may be asked to leave the premises.  PLEASE remove your animals waste deposited on your RV site or anywhere else in the park and dispose of it properly.z
